Bellwater Park is a small development adjacent to Grooby’s Pit (A 5 star, Adults only touring park, part of the Tranquil Park group). Bellwater Park has a residential license which means you can legally live here all year round (council tax is payable to ELDC Band A). Or you can simply buy it as a holiday home & use it 365 days. Barrier entry with personal remote.
The lodges at Bellwater Park are all bespoke & built to a very high standard. Not to be confused with a static caravan or a mass produced lodge.
All the floors are insulated, all the walls & ceilings are insulated, plasterboarded & skimmed. Double glazing throughout.
The heating from Astectherm is installed in the ceilings so no ugly radiators or wall heaters taking up space. Eco friendly with low running costs.
- The entrance door leads into the fully fitted kitchen with built in washer, dishwasher, extractor, oven, hob & fridge freezer. Also a door leading out onto the decking with lakeside views.

Park Rules
- The occupier is the person or persons on the agreement between us
- You must be over 50 years old
- No subletting to anyone
- You are responsible for electricity & water bills
- The lodge must be maintained inside & outside
- No alterations without prior written approval from us
- No cutting or damage to any tree or plant planted by us
- No erection of any pole, mast, wire, dish without prior written notice by us
- Outside contractors must be approved by us & hold insurance
- External fires are not allowed
- You can have 1 metal shed approved by us
- Nothing to be put or left out on the grass at the sides of the lodge
- You are responsible for ensuring that all household refuse is deposited in approved Local Authority containers which must not be over filled and must be placed in the approved position for regular collection by the Local Authority (RESIDENTIAL OWNERS ONLY)
- You must not cause any nuisance to us, staff or any other guest on our park
- Noise must be kept to a minimum after 8pm & no noise between 10pm & 7am
- You must hold insurance for your lodge & provide a copy to us if required to check the policy is valid & current
- You are required to hold a valid gas/electric certificate for the lodge
- Ball games & drones are not allowed on the park
- We do not allow washing lines
- No musical instruments
- No guns or offensive weapons (including crossbows)
- No explosive substances to be kept on the park
- You must protect all external water taps from potential frost damage
- Toilet/shower facilities provided for Grooby’s Pit touring park are not to be used by you
- Fishing is available for a fee. All our fishing rules must be followed
- For reasons of ventilation & fire safety, you must not keep anything underneath the lodge
Visitors
- Guests under 18 years of age are not allowed on the park
- Guests must park where advised & there is a charge for all day visitors
- Day visitors are only allowed with our prior consent
- You are responsible for any day visitor you have & they must not cause any nuisance to us, staff or any other guest. Anyone causing a nuisance will be asked to leave & banned from the park
- Day visitors are not allowed to fish or use any of the facilities provided for Grooby’s Pit guests
- Overnight guests are only allowed with our prior consent
Pets
Up to 2 dogs are allowed.
- The breed must not be on the Dangerous Dog List or be full or part Staffordshire Bull Terrier
- They must be kept on a short lead at all times when not inside your lodge or on your enclosed decking area
- They must not be continually barking
- You must clean up after them
Cats are not allowed.
We must be advised of any other pet before purchase to check if it’s possible to have.
Vehicles
Up to 2 cars are allowed.
- All cars must be registered & hold a MOT
- Speed must be kept to 5MPH on the park
- No parking on any grass verge
- Must park on your allocated parking area
- No car repairs allowed on the park
Working from home
You must not use the lodge or park for any business purpose, storage of stock, plant machinery or equipment used for business purposes.
You may carry out office work which does not cause any nuisance to us or neighbours, or involve staff or the general public visiting the lodge or park.
