General Terms and Conditions

- Fees and Deposit
- All deposits are non-refundable.
- Seasonal Pitches: Full payment for seasonal caravans must be made by 15th February. If payment is to be made in two instalments, 50% of the total balance is due by February 15th (in addition to the deposit) and the remainder by 1st May.
- Touring Pitches + Pods: A deposit is taken upon booking. The balance is due for payment 14 days prior to arrival. If booking within 14 days of arrival payment in full is required at the time of booking.
- The Guest’s Covenants
- By making a booking, the guest agrees to these terms and conditions.
- All guests must be over the age of 18. Under 18s are not allowed on site at any time.
- Arrival is strictly from 12 noon and before 6pm for touring pitches. From 3pm until 6pm for camping pods(unless prior permission has been arranged with us). Arrival after this time may result in refused entry.
- Please keep noise to a minimum after 8pm & No noise after 10pm.
- No movement of vehicles after 10pm & before 7am.
- Please keep your speed to 5 MPH on the grounds.
- For the privacy & comfort of all our customers, we do not allow drones or any other motorised objects.
- Ball games are not allowed.
- Please do not smoke in or around the toilet/shower facilities. Please dispose of your cigarette butts properly and do not leave them on the ground or in any of the bins in the toilet block.
- Swimming or boating in/on the lakes is strictly prohibited.
- BBQ’s are allowed but must be raised (bricks provided if required).
- Fire pits are NOT allowed.
- Washing of cars or caravans is prohibited.
- Please use the paths and do not cut through the planted hedges, to avoid destruction of property.
- The charging of vehicles is NOT allowed from your caravan hook up point.
- Cancellations
- Bookings cancelled within 14 days of arrival are not refundable.
- Bookings cancelled more than 14 days before arrival can be rebooked according to availability. Please note that deposits are non-refundable.
- Guests who decide to leave part-way through a booking are not entitled to a refund.
- Termination
- Please note we reserve the right to ask any guest to leave our property with immediate effect without a refund if we find their behaviour unacceptable to park owners or fellow guests.
- Failure to comply with our terms and conditions will also result in immediate termination of the guest’s stay, with no refund.
- Pets
- We do not accept dogs banned by the Dangerous Dogs Act of 1991, in addition to full or part breeds of: Doberman, Staffordshire Bull Terrier, Rottweiler, Bull Terriers, American Bully.
- Pets must not be left unattended in the park.
- Dogs must be kept on a secure leash at all times.
- Please do not tie dogs to the fences.
- All pet refuse must be cleaned up and disposed of hygienically.
- If any parts of the caravan park are damaged by the pet, you will be responsible for the cost of reparation.
- If any park-owned livestock is attacked and/or killed by the pet, you will be responsible for the cost of reparation.
- If a pet is causing a nuisance or annoyance to the park Owners or other guests, you may be asked to remove the pet from the premises.
- Pets are not allowed inside Kingfisher Lookout or any bathroom facilities.
- Dogs must be kept on a short lead (2m max) at all times when not inside your unit, including when moving to & from the car. This also includes when inside open awnings, or behind windbreakers.
- Please do not allow dogs to bark continuously as this causes disturbance to other guests.
- Visitors
- You must register any friends or visitors wishing to visit you during your stay with us before they arrive, so we can check for availability.
- Visitors must be over 18.
- They need to park in the designated parking area & not on the pitches.
- There is a £5 per visitor charge (regardless of time spent on site).
- They can arrive from 11am & must leave by 5pm.
- The showers are for paying guests only who are staying with us, not any visitors you may have.
- Camping Pods
- Smoking, vaping & using e-cigarettes is prohibited in the pod and hot tub.
- Please use the plastic glasses provided in the hot tub. No glass bottles or cups are allowed.
- Please leave your pod by 10am on the day of departure.
- Cooking with an open flame is prohibited inside the camping pods.
- Candles are not allowed inside the camping pods.
- Please do not use the kettle & microwave at the same time.
- Use the chopping board provided for cutting.
- Use the table mats & coasters provided.
- Ensure all pots, pans & any utensils are left clean, dry & put away before departure.
- Ensure all rubbish is disposed of & bins left empty before departure.
- Do not take any cushions outside.
- Do not put your feet or anything on the wire fencing outside.
- If anything is broken please let us know. All breakages are chargeable.
- You must ensure the pod and its appliances are left clean & tidy.
- Do not play loud music/TV whilst using the hot tub.
- Hot Tub Rules & Regulations
- Please note we check the chemicals every morning before 10am using the side gate.
- Please use the toilet, and shower with soap & water before and after entering the hot tub.
- Do not wear sun tan creams, lotions or sprays when in the hot tub.
- During pregnancy, soaking in the hot tub may cause damage to the foetus, so ensure you contact your doctor for advice before entering the water.
- People with skin, ear, genital or other body infections, open sores, or wounds should not use the hot tub because of the possibility of spreading infection or aggravating their condition.
- Never use the hot tub while using or after using medicine that may cause sleepiness, drowsiness or raise/lower blood pressure.
- Smoking in the hot tub is strictly forbidden.
- At 39-40°C, please limit your time in the hot tub to 15 – 30 minutes as extending this time can affect your inner organs and cause fever-like conditions.
- Do not immerse your head in the hot tub water. This increases the risk of infection and can heighten the dangers of drowning due to suction below the waterline.
- Take care when entering and leaving the hot tub. When leaving the hot tub, leg muscles may be relaxed enough to make you unsteady.
- Never use glass near/in the hot tub, as broken glass is a risk to people in bare feet and is very difficult to see within the hot tub water. Plastic glasses are provided.
- Do not use any electrical appliances near/in the hot tub.
- If any fault or damage occurs with the hot tub please contact a member of our team at the earliest convenient moment.
- Those with heart disease, diabetes, low or high blood pressure, or any serious illness should not enter the hot tub without a prior consultation with their doctor.
- Please be aware that the heat of the hot tub water speeds up the effects of alcohol and can cause sleepiness, dizziness and unconsciousness.
- Avoid using the hot tub immediately after a heavy meal.
- Avoid entering the hot tub water immediately after exercising as the water temperature can affect the heart rate.
- Take care on the decking/hot tub steps as water from the tub can cause it to be slippery.
- If any allergic reaction occurs, leave the hot tub and rinse off in the shower. If the reaction persists contact the owners or go to a local doctor or to A&E.
- Do not turn the hot tub isolation switch off inside the lodge, as the hot tub’s power needs to be turned on to carry out the cleaning cycles.
- The hot tub is to be used by guests renting Kingfisher Lookout only & not any visiting friends or family.
- It is your responsibility to enforce the rules of safety at Grooby’s Pits hot tub.
- If the hot tub needs to be shut down and emptied due to misuse, this will incur a charge of £100.
- You must ensure the lid is replaced when not in use, to retain the heat.
- Pitches for Touring Caravans, Campervans or Motorhomes
- If connecting your unit directly to a tap, please ensure it does not leak. Any leaky taps will be turned off.
- Although you can let your used grey water onto the grass please do not empty your on board tank onto the pitch.
- Please check your pitch when you vacate to make sure there is no litter left behind. Please take any broken goods home with you to dispose of i.e.. chairs/inflatables/air beds/radios/kettles/ pans/duvets etc.
- Please leave the toilet/shower block and outside washing up area as clean as you can. Please mop or squeegee the shower floor after using, ready for the next guest.
- Please do not tie anything to the fences, especially dogs.
- Please note we do not allow flashing/lit flag poles. We do not have children on site and are not that big a site that you can’t find your unit, so don’t see the need.
- Please leave your pitch by 11am on the day of departure.
- Fishing
- A valid licence to fish is required for all fishermen.
- Fishing is available exclusively to our on-site guests.
- All fish are to be returned to the lake.
- Keep nets are prohibited.
- Fishing is only allowed from 7am until 9pm latest (unless dusk is before).
- Fishermen must dip and rinse landing nets & read the rules before fishing.
- You must have an unhooking mat to fish.
- Bait Rules
- Nuts of any kind are not allowed as bait (including tiger nuts).
- Cat and dog meat is prohibited.
- Ground bait can be used through a cupping kit or feeder only. There must be no balling in.
- We kindly ask that you take your bait home with you when you leave.
- Rods and Hooks
- Our fishing fee covers one rod, per person, per day. If two people are using the same rod, both people will be charged a fishing fee.
- Additional rods incur an additional fee.
- The maximum hook size permitted is 10.
- We only allow barbless hooks (micro-barbed hooks are forbidden).
- We do not allow BRAID anywhere.
- Leaders are NOT allowed.
- Rods must not be left unattended.
- Please be careful with our fish when taking out the hooks. Do not touch any fish with cloths or towels.
- Seasonal Caravans
- The season commences on the 15th March and lasts to the 31st October.
- Fees are subject to change each year. Please contact us for the most up-to-date pricing.
- Storage between 1st November & 14th March incurs an additional fee, to be paid before September 30th.
- All caravans must depart the site by 1st November unless paying for storage. Not leaving will automatically incur the fee.
- Electric hook up will be metered.
- You must have caravan insurance. We cannot be held responsible for any damage, however caused, whilst it is on our property. We suggest the removal of any valuables when not occupying the caravan.
- Subletting to anyone is strictly forbidden. The pitch is only available to the customers who signed the agreement.
- Overnight guests are not allowed.
- Pots/plants or ornaments etc. are not allowed to be put around your pitch.
- We can arrange a caravan wash on request for £35.00
- If a seasonal pitch is left empty for more than 14 days, we reserve the right to let it as an additional touring pitch, unless prior consent has been given to leave the pitch empty by the Owner.
- 2 x Dogs maximum are allowed. They must not cause a nuisance to us or fellow guests otherwise you will be asked to leave.
- Seasonal customers (House/Roadside) must give prior written notice to take off their caravan during the season to ensure it is feasible (up to 2 times only). Windbreakers are not allowed.
- Limitation of Liability
- Camping & caravanning has inherent risks associated with outside activities. We are not responsible for injuries or damages occurring as part of the inherent risks of any camping & caravanning environment.
- This property is privately owned. Guests accepts caravanning privileges with the understanding that he or she does hereby release Grooby’s Pit, its officers, family members, volunteers, fellow guests and employees of all liability for the loss or damages to property and injury to his/her person arising out of his/her use of its facilities, and agrees to indemnify the park, its officers, family members, volunteers, fellow guests and employees, against claims resulting from loss or damage to property or injury to the person(s) or visitor(s) of any member of the family of the guest, arising out of the use of its facilities.
- Guests agree to pay for any damages to park property, sites, buildings, facilities, equipment, or loss of equipment, which may occur as well as any legal fees and expenses incurred by the park. Guests also agree to immediately report any accident, injury or property damage to the manager or staff. If a hazard or dangerous situation exists on the premises, the said guest will notify the management or staff immediately.
- Guests also agree to take full responsibility for himself/herself and all people in his/her party, including visitors, and will require them to read and comply with all rules, regulations, terms and conditions.
- Jurisdiction
- This agreement shall be governed by the laws of England and Wales.
